Selling doesn't have to be nerve-racking. There's an order to it, and once you know it, each step feels manageable. Here's how we work together.

    The value and the price

    We start with the numbers. I review what has sold nearby, what is on the market, and the new construction competing with yours, and I give you an honest price range, not the highest number just to win the listing.

    Preparing the home

    I tell you what is worth fixing and what isn't, so you don't overspend. Sometimes it's decluttering, sometimes one small repair that changes the first impression. You decide, with my clear recommendation.

    Photos and marketing

    Professional photos come in, and the listing is built: MLS, portals, video, and social. This is where your home starts looking the way it should to sell well.

    Showings

    I coordinate the showings and gather feedback from each buyer and their agent. I pass along what I hear, the good and the not-so-good, so we can adjust in time if needed.

    Offers and negotiation

    When offers come in, we review them together: it's not just the price, it's the financing, the contingencies, and the dates. I negotiate on your side to protect both your wallet and your timeline.

    Closing

Putting up a sign and uploading the home to the MLS isn't a marketing plan, it's the minimum. Here's what I actually do so your home gets seen, gets shown, and gets sold.

  1. 1 Professional photos. A real estate photographer, not phone photos. The first impression happens online, before the first showing.
  2. 2 MLS and syndication. Your home goes on the MLS and syndicates to Zillow, Realtor.com, and the other portals where buyers actually search.
  3. 3 Video and social. A video walkthrough and posts across my social channels, where people are already following Central Florida homes.
  4. 4 Bilingual reach. The photos, video, and listing copy are produced in Spanish as well, so your home reaches more active buyers in the area.
  5. 5 My database. I alert my network of buyers and agents, people who already told me what they're looking for. Sometimes the buyer for your home is already on my list.

The one that lists too high "just to try" sits, drops its price again and again, and ends up selling for less than if it had been priced right. That's why I give you an honest number, even when it isn't the one you wanted to hear.

What sellers ask me most

What does it cost to sell with an agent?

Commission is discussed and put in writing from the start, with no surprises. On our first call I explain how it works and what it includes, so you know exactly what you're hiring.

How long does it take to sell?

It depends on price, condition, and area. With the right price and good marketing, many homes get interest in the first few weeks. In your valuation I give you a realistic estimate for your home, not a generic average.

Do I need to fix up the home before selling?

Not always. Before you spend, we look at the home together and I tell you which repair actually adds to the price and which is better left for the buyer to negotiate. The goal is for you to invest only where it pays off.

I want to sell and buy at the same time, how do I do that?

It's very common, and it can be planned. We coordinate the sale and purchase dates, and look at your options so you're not left without a home in between. Since I also guide buyers, I handle both ends with you.

My home is a resale in a new-construction area, does that hurt me?

Only if the agent doesn't understand what you're competing against. I do: I know the prices and incentives of the builders in your area, so we price your home and frame its strengths to win against the new builds.

Why not sell my home on my own?

You can, but pricing, the contract, negotiations, and closing have a lot of details where it's easy to lose money or time. I handle all of that, in your language, and I work to leave you with more in your pocket and less stress.
